Designed by Kobi Karp Architecture & Interior Design, this exceptional private residence is centered around a tranquil koi pond courtyard that transforms the arrival experience into an architectural journey. Open-air frames, sculptural voids, expansive glazing, and integrated tropical landscaping allow light, air, water, and nature to move effortlessly throughout the home.
The result is a residence that feels both dramatic and serene, a modern Miami retreat shaped by its waterfront setting.

An Arrival Designed to Be Experienced
The experience begins before entering the home.
A peaceful koi pond courtyard establishes an immediate connection to water and nature, elevating the traditional arrival sequence into something immersive and unexpected. Rather than revealing the residence all at once, the architecture unfolds gradually through carefully composed views, open spaces, and shifting perspectives.
Each architectural gesture invites a moment of pause, creating a sense of discovery as guests move from the exterior environment into the heart of the home.
Architecture Open to the Elements
Throughout the residence, carefully carved voids and open-air architectural frames create environmental gateways that allow sunlight, fresh air, and tropical vegetation to pass through the structure.
These openings are not simply decorative. They blur the distinction between indoors and outdoors, giving the home a sense of openness while maintaining intimacy and privacy.
Living walls, mature trees, and lush plantings are incorporated directly into the architectural composition, allowing nature to become a defining part of the residence rather than an element placed around it.
A Refined Material Dialogue
Expansive glass is balanced by refined stone finishes and warm wood detailing, creating a sophisticated material palette that feels contemporary without becoming cold.
The stone lends permanence and strength. Wood introduces warmth and texture. Floor-to-ceiling glazing dissolves visual boundaries, drawing the surrounding landscape and changing Miami light into the interior experience.
